  • M.G.L. Chapter 60; Sections 3 & 16 states that failure to receive a bill shall not invalidate a tax or any procedures for collection enforcement.

  • Instructions on the excise bill explains the procedure. Any abatement would be processed by the Assessor's Office.

  • Upon receipt of the deed from either the owner or Registry of Deeds and after the next January 1st assessment period begins (Bills due the following August 1st), the bill will be issued in the new owner’s name.

    If you need to change the mailing address of your tax bill, please fill out a Change of Address Form and submit it to the Assessor's Office.

    Any property owner who is concerned that they did not receive a bill (See FAQ #3) is encouraged to contact the Tax Collectors Office at 978-369-5557.

  • Yes. Simply click on the Online Bill Payment link and follow the instructions. Please note that the bank assesses a processing fee per transaction; The Town does not receive the fee. The fee schedule can be found on the main page of the online bill payment site. 

    The online payment is only available up to the original due date of the tax and partial payments are not allowed. Thereafter, please contact the Office for additional interest charges and instructions on where to mail your payment.

  • CPA stands for Community Preservation Act. The money collected from the tax bill surcharge goes into a Community Preservation Fund and is used for open space protection, historic preservation, affordable housing and outdoor recreation. Carlisle voted to adopt provisions of the Massachusetts General Law regarding CPA at Town Meeting in 2001, setting a 2% surcharge and a $100,000 property value exemption.

    Low income persons or low to moderate income seniors may be eligible for a CPA exemption. Please contact the Town Assessor for more information.
